Casa Villa El Paraíso Joy is our family home on Lake Como.

Originally built by our grandfather to shelter our family during WWII later Villa Gioi (original name) became a place where family and friends could gather.

Following a careful renovation in 2026, Casa Vila El Paraíso Joy, empowered by “El Paraíso” inspiration, reopens to guests preserving the character and the exclusive atmosphere that have always made it special.

This is not a hotel or a purpose-built holiday rental. It is a private Italian home with a unique charm, shared with selected guests who appreciate authenticity, privacy and the timeless beauty of Lake Como.

# THE JOY LAYOUT

Like all authentic Lake Como family villas, Casa Villa El Paraíso JOY is spread over four levels, connected by internal staircases and external access points. All with lake view.

› THE HIGHER SLEEPING AREA (LAKE VIEW)
Two elegant bedrooms with double beds and two bathrooms, one lake view, one garden view, offering comfort within the wooden part of the house.

› UPPER LIVING AREA  (LAKE VIEW)
From the street you enter directly into a cozy living room and an essential kitchenette for the half villa reservations.

› THE MAIN RESTING LEVEL (LAKE VIEW)
One floor below we have two main bedrooms with double beds, one lake view and one garden view, plus the biggest full bathroom.

› THE SUMMER KITCHEN (LAKE VIEW) & GARDEN
At the lowest floor, our summer kitchen, fully equipped with guest toilet. It opens directly onto the level 1 garden.

# GROUP OPTIONS
To accommodate different group sizes while preserving privacy and comfort, Casa Villa El Paraíso Joy can be reserved either as the upper part of the home or as the full villa. Smaller groups can enjoy the privacy of a family villa with a flexible price, while the entire property is always available just with an 8-guest reservation.

1) HALF VILLA • 1–4 GUESTS
Booking for 1-4 guests automatically unlocks the upper half of the villa.

Includes:
– Upper Living Area
– Higher Sleeping Area (2 double bedrooms & 2 bathrooms)
– Living room
– Kitchenette (with two induction cooking zones, refrigerator, coffee italian moka, microwave and small appliances for everyday use)

2) FULL VILLA • UP TO 8 GUESTS
Booking for 8 guests automatically unlocks the entire villa, including:

– 4 double bedrooms
– 3 bathrooms + garden WC
– Kitchenette
– Summer Kitchen (fully equipped with four induction cooking zones, coffee machine, toaster, citron juicer, oven, dishwasher, washing machine and refrigerator).

Airbnb does not currently allow guests to select bedrooms individually, which is why the guest count is used to determine the number of prepared rooms.

1–2 guests → 1 bedroom
3–4 guests → 2 bedrooms
This is the Half Villa Option.

5-6 guests → 3 bedrooms
7-8 guests → 4 bedrooms
This is the Full Villa Option.

The Summer Kitchen can also be unlocked in the Half Villa Option for €50/day or when booking at least 3 bedrooms (6 guests selected).

You can always book the entire villa with an 8 people reservation.

# POWER AND COMFORT

The villa was completely renovated in 2026 with new electrical, heating and air-conditioning systems while preserving its original character.

Although Casa Villa El Paraíso Joy offers many modern comforts, it remains our family home rather than a hotel.

We simply ask guests to enjoy it with the same care they would use in their own home.

Please:

* Use air conditioning only in occupied rooms.
* Keep windows closed while the AC is running.
* Turn lights and appliances off when leaving the house.

These small gestures help us reduce unnecessary energy consumption while keeping the villa comfortable for everyone.

# PRIVATE FAMILY POOL AND LEVEL 2 GARDEN

Our family pool has been part of the house for over 35  years. We use it daily when we stay here. Although many guests enjoy it under their responsibility as friends of the house, it is not officially included in the rental. This allows us to keep our rates approximately 30% lower than many comparable properties offering private pools.

Main rules are essential for safety:

• Maximum 3 people
• Never take contact with external structure
• No jumping
• No games
• Use every step of external stairs
• Adults only / children and teenagers under supervision

We simply ask guests to enjoy it with the same care they would if they were visiting friends.

We occasionally stop by to check the filtration system or water quality usually early in the morning, so your privacy and relaxation are never disturbed.

We may occasionally ask for a little help with simple water care if needed. Unless specifically asked, please leave all pool equipment and technical components untouched.

We usually open it from 15 june to 15 september.

# PARKING

A private garage for one car is available on the main road beside the village grocery store.
Parking on Lake Como can often be limited, so we are pleased to make our family garage available free of charge throughout your stay.
