Casa Villa El Paraíso Joy (Lake Como, Italy)

ARTICLE 1. Purpose and General Principles

Welcome to El Paraíso, a rural property designed for rest, relaxation, and nature enjoyment in a peaceful and family-oriented environment.
These rules ensure safety, respect for the environment, and proper use of the facilities, based on rural tourism standards.

ARTICLE 2. Admission Conditions

A valid identification document is required for access. Entry may be refused in cases of invalid ID, excess occupancy, disruptive or unsafe behaviour, damage to property, or violation of house rules.
Weapons are not permitted unless legally authorized.
In serious cases, authorities may be notified.

ARTICLE 3. Reservation, Deposit and Stay Conditions

A reservation is confirmed upon payment and deposit: €1200

Cancellation policy: no refund of rental fee, deposit fully refunded

The booking holder is responsible for all guests, minors, and visitors. The property is for quiet rural tourism only. Parties or disruptive activities are strictly prohibited. Maximum occupancy must not be exceeded.

Check-in: 15:00
Check-out: 12:00 (unless agreed otherwise)

Guests must leave the property reasonably clean (kitchen, dishes, waste). Additional cleaning may apply (€50–€100).
Damage to plants (€50+ per plant) or irrigation systems (€50–€200 or full repair).

ARTICLE 4. General Property Rules

Smoking is only allowed outdoors. Pets are not allowed.
Parking is limited to designated areas (up to 1 vehicles on street level).
Furniture and equipment must be used properly. Only toilet paper may be flushed.
Video check-in and check-out inspections and videos are performed.

ARTICLE 5 (only Casa Villa El Paraíso Joy in Italy). Swimming Pool (Level 2 Garden)

 As stated on the listing and on our website, the property includes a second-level garden (lower level / Level 2) with a 35-year-old above-ground swimming pool, approximately 4×8 metres in size. The swimming pool is a private above-ground installation, a classic Piscine Laghetto system with PVC liner and reinforced structure, designed for calm and controlled conditions and not suitable for intensive group use or group activities. It is not included in the rental agreement.
The installation is in working condition and regularly maintained as it is used by the family, as shown in the 2026 photographs and the video check-in. However, due to its age and technical characteristics, it is considered a delicate installation and is therefore excluded from the contractual accommodation scope. For this reason, the rental price is aligned with comparable properties without private pools or with shared swimming facilities.
The Level 2 garden and swimming pool are not part of the rental entitlement. Any occasional access may be exceptionally granted at the sole discretion of the Host, free of charge, and without creating any contractual right, expectation, or entitlement. Any such access remains ancillary and strictly subordinate to operational, safety, and preservation considerations.
For safety and preservation reasons, the following conditions constitute essential requirements for the safe operation and preservation of the swimming pool system:

  • Maximum 3–4 persons at any time
  • Access and exit exclusively via the staircase, without jumping or unsafe entry methods
  • No recreational activities inside the pool; swimming only under controlled conditions
  • No leaning on edges or walls
  • No pushing or pulling against the structure, from inside or outside
  • Children must be under direct adult supervision at all times
  • Access to the Level 2 garden remains subject to daytime limitations and full Guest responsibility

The Host reserves the right, for safety, operational or preservation reasons, to suspend any access at any time and, in serious cases, terminate the booking without refund. Full understanding and collective respect of these conditions is considered essential for maintaining the safe operation and structural integrity of the installation.
The Level 2 garden and pool area may be occasionally accessed by the Host or a designated proxy for operational purposes, limited strictly to outdoor areas and with minimal disturbance. Temporary unavailability may occur due to maintenance, safety, or weather conditions without liability.

ARTICLE 6. Environment and Natural Risks

The property is located in a natural rural environment. Guests accept natural risks including weather, terrain, wildlife, and vegetation.
The property is not responsible for related incidents.

ARTICLE 7. Final Conditions

The stay may be terminated immediately without refund in case of rule violations, unsafe behaviour, unauthorized guests, or damage.
Guests are fully responsible for all damages caused during the stay.
Booking confirmation implies full acceptance of these rules.
